Give us a little insight into how you started flipping? How long have you been doing this?
Kevin McClellan wasn’t always a flipping pro. “I started with my first four rental properties in 2010, but to expand my portfolio, I needed to be a cash buyer,” he told us. That’s when he saw the potential in flipping houses, the “biggest asset” people own, and decided to take this route that started it all. “I came to figure out that ‘only the first one hurts, so you just have to GO for it!” He added that waiting for perfection can stall progress.
Vision with Experience:
When you acquire a property, where does your “vision” for the final product stem from?
“It’s not really magic; it comes from experience and countless walk-throughs,” said McClellan. He doesn’t dive in blindly; three physical visits allow him to assess the property’s potential and make informed decisions about layout and design.
Taming the Flip Frenzy:
You seem to run a tight ship. When we come to your flips, they are clean (we can’t say that for all investors!) – what is your strategy for madness and keeping everything on track?
Keeping flip projects organized and efficient can be a challenge, he admits. Kevin’s secret weapon? An in-house team dedicated solely to his properties. This tight control minimizes the need for subcontractors, a major key to his success.

He’s seen firsthand how staging consistently attracts buyers and increases profits. “They get excited to make an offer on a home that has been professionally designed with people who pick out the right colors and furniture for their future home.”

Give us a nightmare story that sticks out to you. Something funny, or weird?
Not every flip is a fairytale, he admits. The routine of smaller projects left him yearning for a chance to tackle something more complex and impactful. Kevin’s cautionary tale involves an 8,000-square-foot monster that tempted him to stray from his usual approach. He took bad advice on “restoration” instead of “renovation,” leading to his biggest loss. But even setbacks provide valuable lessons, and Kevin has used that experience to make smarter choices ever since. “It wasn’t the outcome I dreamed of, but the knowledge gained was worth its weight in gold. I haven’t replicated that loss since, and I can attribute that to the wisdom acquired,” said Kevin.

What is one thing you are making an absolute priority for in 2024?
Kevin’s focus for 2024 is clear: amplifying his marketing and social media presence. While organic leads from friends, family, and realtors are great, he knows staying top-of-mind is crucial and building your network is key. We agree!
Advice for New Flippers:
What would you say to a newbie in the industry? For newbies, Kevin offers the following reality check. “Be realistic about profits and the hard work involved.” The good news? “As you gain experience and refine your process, the deals and rewards get better: the deals, the process, and the people.” Great advice.

Our next step is a quick, high-level overview of your entire house that allows us to capture first impressions and note potential areas of improvement. We encourage you to grab a notepad and pen while we perform this quick walkthrough, which is aimed at gaining an understanding of what we have to work with. During this time, we will take “before” pictures as needed to document the current state.
Consultation and Discussion
Now the heart of the consultation unfolds. We always start with the exterior and curb appeal, underscoring the significance of this as the first impression. Moving through the home with a “buyer’s eye,” we discuss the importance of key spaces such as kitchens, bathrooms, foyers, and living rooms.
The consultation involves selecting and tagging items to stay in each space, potentially creating diagrams for layout. We might discuss recommended paint colors or minor repairs that are needed. We also consider things like a room’s “flow” (is it too crowded?), the amount of natural light, and whether each room has a dedication function. An example might be making sure a dining room is staged as a dining room even if it’s currently a child’s play area. An integral part of the consultation addresses potential deal-breakers, such as odors, clutter, pet hair or damage, and any necessary repairs.
While this is primarily a “walk and talk”, we can offer minor hands-on help if needed, such as moving art or small items. If key rooms are empty or require additional furnishings, we discuss supplemental staging, offering to send a quote for the client to review.
The Deliverable
At the end of the 1.5-hour consultation, you can expect a summary of the top five to ten priorities and how to address them. Custom upholstered pieces added elegance, and our creative and sophisticated décor selections included several special-order, oversized art and accessories in keeping with the scale of the space. Our talented staging team brought it all together and the results, well, they speak for themselves!
Our Process
The services we provided for this project started with an in-depth consultation with the builder to understand their vision for the property. Next we created style boards to confirm our recommended décor styling direction and to ensure the custom pieces we selected aligned with the client’s vision for this property. Once our proposed budget was approved, we coordinated and managed the selection and purchasing of the content. Finally, our logistics, design and staging teams went to work on a seamless and timely installation.
The Impact Edge for Builders
Unlike traditional model home design, our clients do not absorb the cost of purchasing what is required for the installation. Any furniture, décor and art we have purchased will be brought back to one of our warehouses to be made available for other projects in the future. Because the builder does not assume the cost of procuring these materials, it represents a significant cost savings versus traditional interior design.
