It’s All About Relationships
Rounding out this team of experts is our Business Development Manager, Tina Stratton. She’s a woman on the move in the real estate world. Don’t be surprised if you come across her at a top producing network events. Alongside Brie Cocroft, 2024 President, Tina has proudly served as Membership Director on the 2022, 2023, and currently the 2024 Board of Directors for Women’s Council of Realtors Birmingham-Bloomfield.
One of her goals will be to get to know the members of the Metro Detroit real estate community better. By knowing and understanding their business strategies and priorities, Tina feels she can better inform and guide on ways Impact can provide value to them.
For this reason, Tina offers continuing education courses on Home Staging. Her course builds a valuable level of understanding and dives into why Professional Home Staging is so powerful. Not your typical Con-Ed course!
Giving Back
Having a positive impact on the community around us is something that everyone at Impact Home Staging feels strongly about. We are honored and proud to have been able to contribute to worthy and accountable Metro Detroit area charities.
For over 10 years, we have eagerly accepted the opportunity to sponsor families in need who are transitioning from homelessness. We also frequently donate wholesale furniture to meet specific Humble Design inventory needs. We’ve donated more than 50 brand new bunk beds and sofas, in addition to other needed items. Several times a year our team devotes their day to helping create an ideal home for a transitioning family. It’s a labor of love for all of us.
For the last several years Impact Home Staging has participated with Habitat for Humanity – Michigan through both the Home Builders Association and the Women’s Council of Realtors®.

What services do you offer?
- Occupied Consultation: Onsite visit with a stager for up to 1.5 hours. They go room-by-room and give ideas and suggestions on how to get the home ready to go on the market. The Stager will also provide summary of recommendations so the home seller can implement themselves and have a reference of what was discussed. Topics can include paint colors, curb appeal, minor updates and/or repairs if recommended, list of furniture to edit or add, new floor plan for furniture placement if appliable, etc.
- Occupied “Hands On”: Services include our Market Ready Re-Fresh which begins with a consultation, then we come back for implementation, working hands on with the seller. We can bring in supplemental art and accessories, or we can use what the sellers have in the home.
- Vacant Packages: This is our most popular service, and includes a tailored staging plan by one of our Experts, use of furniture and décor, delivery set up and pick up included.
- Budget minded design – Our stagers will provide these services:
- Insta Restyle- reworking what you have
- Move in Decorating- using what you have after you purchase a new home or have relocated to a new location.
- Flip assist- help builders and investors select finishing details like tile, cabinets, countertops paint colors etc. all with the purpose of guiding investors on best way to maximize the profitability of the project.
- STR Ready (Short term rental)- We provide one point of contact for designing and implementation of furniture, décor. (AirBnB, vacation rentals, extended business stays, etc.)
How much do your services cost?
- Occupied consultation: $250
- Occupied “Hands On”: Services begin with a consultation $250, then we come back for implementation. This is calculated based on a written estimate which include moving helpers, décor needs, and number of hours the stager has estimated to be on site. The quote is provided after the initial $250 consultation.
- Vacant Packages: Varies based on quality level as well as scale of the home, and how many days the staging is needed. 45-day stages can be as little as $1699 for a Basic to $3499 for Premier Plus options. When we provide a quote, this is detailed out based on our professional recommendation on what is necessary to get the best return on investment. Get a FREE ESTIMATE

Why is staging beneficial, or important?
Staging is a service that increases marketability of a home for sale. The process turns a “home” into a marketable product. Increasing the wow factor, and emotional appeal that usually results in a faster more profitable sale.

What is your turn around time?
Consultations are usually scheduled 2-3 days; Vacant properties can be fully implementing usually within 3 to 4 days. Our team of Stagers and fleet of trucks and logistics team allows us to move very quickly.
What is a consultation and what can I expect?
Consultations are done for homes that are owner occupied or have homeowner items that must be used to complete the stage. Instructions are provided so the home seller can do the work themselves. A list of priorities is provided after the meeting.
This is an onsite visit up to 1.5-hours visit (usually). The stager will do a walk through with the seller and provide them with tips and advice on what is needed to maximize the sale. This may include minor repairs or updates as well as furniture placement, editing and purging of décor and/or personal items etc. The stager will prioritize what is most important to the sale. If supplemental support is needed after the consult, we can do that as well. The stager will take notes to provide a supplemental quote for support services or décor rental.
What is included in a vacant stage?
This service is for completely empty homes, we bring décor art and accessories to create a Mini model, which is very important for maximizing the photographs for marketing purposes.
Who Pays?
Sometimes the homeowner pays for it. Sometimes the realtor. Sometimes they split it. Sometimes the homeowner pays for it and realtor pays for renewals, if necessary. That depends on what is negotiated with the realtor. This conversation is usually done before signing a listing agreement.
What is the process?
We provide a free quote over the phone for most projects. After initial agreement on scope is approved, then we set up a preview, and proposed staging date. Our stagers need 1 day to select décor and furniture from our stock, day 2 is for loading and delivery and installation. We can usually get a project done in 3 to 4 days after initial inquiry.
How is staging different from interior design?
Staging is marketed to the home buyer (not the seller). A demographic profile is created that reflects the most likely buyer- then the design of the stage is tailored to that demographic. Staging will help small spaces look larger, huge spaces feel cozy. We would have completely different approaches for an urban stage, vs senior living community, vs a family house is a suburb. Design is specific to the homeowner taking into account their personal needs and desires – Staging is not.
